The challenge

A brand-new project

with no audience yet

Capital Prudential is developing Foundry, an industrial development of 12 warehouses with first-floor offices at 53 Sunshine Avenue, St Albans. The project's selling agent, Chapter, introduced us to Capital Prudential in November 2025 to see whether Meta advertising could bring in buyer enquiries.

Foundry started from zero online: no Facebook page, no Instagram account and no audience to market to. The brief was to generate qualified buyer leads on a modest budget, starting before the Christmas shutdown.

The strategy

Live in under

two weeks

We set up Foundry's Facebook page and Instagram account from scratch, then built Meta lead ad campaigns around the developer's own collateral: carousel ads of the project and video ads cut from the listing video. Every ad was signed off by the client before launch, and a construction progress video joined the mix in the first week.

The lead form asked each enquirer what type of buyer they were and what their budget was, so the agent could prioritise the strongest leads. Every new lead was emailed straight to the developer, the agent and our team the moment it came in, so follow-up could happen the same day.

The first campaign ran as a short, focused burst from 1 to 17 December 2025, ahead of the Christmas site shutdown. A second round followed in March 2026 with fresh construction footage.

The results

$1.6 million in sales,

from a modest budget

The project's selling agent, Chapter, confirmed $1,628,468 + GST in sales from the Meta campaigns.

Across the campaigns, $3,672.68 in ad spend generated 202 buyer leads at an average of $18.18 per lead. Against the sales it produced, that is a return of 443 times the ad spend.

Both Chapter and the developer, Capital Prudential, were very happy with the results the campaigns delivered.

Sales figures were reported by the project's selling agent and are ex GST.

Ad spend, leads and cost per lead are from the Meta Ads account. Return on ad spend = sales ÷ ad spend.
